Chandler Properties recently purchased 20th Street Self Storage, located at 2501 20th St., next to the APD 40 bypass. The facility has 6,000 square feet of self storage in 10’ x 20’ and 9’ x 8’ sized units. It also includes future parking spaces for RVs, trailers, boats, and other motor vehicles.
Since purchasing the facility in August, the new ownership has invested in the property’s facilities with capital and maintenance improvements.
The facility is fenced in and lit all the time. In addition, the buildings have been fixed up, new gravel is on the parking lot, the landscaping has been cleaned up.
These investments, along with a pro-active management, have allowed a lease-up of the facility.
“Actively leased space has gone from 15 percent to 75 percent during the past three months,” said Michael Rogers, owner. “I believe this is a direct result of our improvements to the facilities and providing the best self storage value to customers in Cleveland.”
And, Rogers believes his rental rate is one of the “best deals” in town renting “lower than market” rate, but only for a limited period of time. Rogers also plans to continue to make additional improvements to the property in 2011.
Rogers has many years experience in the real estate rental business, currently renting houses and multi-family rental properties.
