The Cleveland Board of Zoning Appeals, during a recent brief session, unanimously approved a setback variance at 1621 25th St. N.W. for JGB, LLC.
The board promptly made the decision during the minute-and-a-half meeting.
A Dunkin Donuts and additional retail space are being planned for the site.
The property is zoned commercial.
“The ROW (right of way) along 25th Street is exceptionally wide, approximately 180 feet, with ample room in the unlikely event any future widening would be needed. This extensive ROW would allow the building to remain approximately 63 feet from the edge of pavement,” according to meeting documentation.
No one spoke against the setback variance at the meeting.
City Planner Cory Divel said his office had not received any calls in opposition to the variance.
“A variance would be consistent with the nature of other development along this corridor, due to lot sizes relative to the road capacity,” documentation stated.
A car wash was previously on the site, but it was recently demolished.
